An attractive property is not necessarily suitable for your intended use or residence plans. Begin with your objective, not the listing.
Write down the purpose
Personal use, business operations and income expectations require different checks. Consider the location, time horizon and total budget separately from the purchase price.
Questions to answer before committing
Identify the specialist input needed for finance, technical condition, use restrictions, contracts and notarial steps. Estate agents, mortgage advisers and notaries have different roles.
The former investor residence programme
IND announced that new applications under the foreign-investor programme closed on 17 April 2024. Extensions of existing permits do not imply that new applications remain available.
Finance and risk require their own review
Lenders make their own acceptance decisions. Test assumptions around rent, vacancy, maintenance, tax and market changes. Guidance does not guarantee a return or a residence outcome.
